Big Changes Coming to Strata Laws in 2025

From 1 July 2025, new reforms to NSW strata laws will come into effect, impacting how all strata schemes operate — including apartments, townhouses, duplexes and community associations. These changes aim to make strata living fairer, more sustainable, and easier to manage.

Some key updates include automatic approval for minor renovations if the committee doesn’t respond within three months, simpler approval for accessibility upgrades, and stronger protections against unfair contract terms. Sustainability is also a big focus — strata schemes will no longer be able to unreasonably block things like solar panels or EV chargers, and AGMs will need to include discussions on energy and water usage. There are also changes to strata manager obligations, record inspection fees, utility contracts, and penalties for developers who don’t meet their responsibilities.

More reforms are expected later in 2025, including stronger compliance powers for Fair Trading and standardised templates for capital works plans.
